Choosing the size of your B & B

Size is important. 

A Bed and Breakfast by definition will normally let to a maximum of six guests. Above that you move into Guest House or Hotel territory.

In a nutshell, keep to six guests or less and you maintain the residential status of your home. If you go above that you may become rated as a commercial property.

However, it does seem that many local authorities have their own views on what is allowed so you definitely need to check. If you are taking over an existing business and do not intend to change the number of beds then you should be fine in theory.

Authorities will also look at the percentage of your property designated guest use rather than own use when deciding how you are to be rated.

Remember also that you may fall within fire regulations, environmental legislation and insurance expenses all dependent upon the size of your new venture.

It does seem to be a minefield with differing views across the country. Make sure you seek professional advice before committing to something you don't really understand.
